			<p>If you want a stylish, modern home your obvious choices are to knock down, or purchase a vacant block, and build. But, if you’re the owner of an 80s &#8216;hot mess&#8217; of a house, there’s a better way.</p>
<p>Funky tiles, pastel laminate kitchens, red brick and dinky little decks … 80s style has seen the odd resurgence since the days of your &#8216;Choose Life&#8217; t-shirt, but if you find yourself the owner of an original 80s home there’s little chance you want to keep it as is. Luckily these houses are the perfect renovation canvas, making them a very savvy investment.</p>
<p>The two storey, 80s brick box was a substantial home in its day, a home to be proud of. They usually have good sized blocks and are often found in great locations. They also have good bones, which gives you a head start with your renovation project. Solid foundations are a plus but the often compartmentalised layouts need to be addressed in order to create a contemporary modern floor plan.</p>
<p>The available space in these homes is often adequate for modern living, just badly arranged. This means you don’t need to change the footprint of the building, something that can keep costs down. For example you find many two storey 80s boxes that have all the living upstairs. Downstairs is under-utilised with garaging and utilities. This creates the perfect opportunity to add another living space.</p>

			<p>Internally, it’s a simple matter of rearranging the existing space, knocking down some walls to improve the flow and create a floor plan that suits modern life. Our lifestyle priorities have changed over time. The simple moving of a wall can create open plan living areas, a butler’s pantry or a large walk-in robe. Larger windows can capture views and improve the flow from inside to outside.</p>
<p>Kitchens and bathrooms are often already generously sized so it could be a matter of simply ripping out laminate cabinets and pastel bath suites and replacing them with their modern counterparts. Similarly, laying modern flooring should be a straight-forward remodelling job and a great value-for-money renovation.</p>
<p>If you really want to spoil yourself with modern luxurious living, look at replacing the windows and add some feature windows to the façade, or skylights to brighten the living areas. This can have a dramatic effect on the existing spaces and creates a sense of contemporary opulence in your home.</p>
<p>Externally, decent sized blocks offer endless potential for improvement, whether it’s a large deck with outdoor living space and gourmet kitchen, a pool and stylish cabana or even a secondary dwelling or workspace.<br />
The façade can benefit from being broken up a little. This can be achieved by adding articulation by reconfiguring the entry, adding a balcony or changing the roofline. Finishes such as render, painted brick and cladding can easily erase those red brick memories and nobody will believe your house dates from the same year that Bucks Fizz won Eurovision!</p>

			<h3>What is a “Sustainable Home”?</h3>
<p>Sustainable home design is mostly about common sense and whether you’re building or renovating, you may as well get it right from the beginning. A sustainable home should be energy efficient and cheaper to run. It should be durable and made from materials that aren’t going to harm you or the environment. It should take into consideration how your family might change in the coming years, and adapt accordingly. And waste during construction should be considered, for both cost and environmental impact.</p>

			<h3>Passive Design</h3>
<p>Another “buzz” term, a passively designed home makes the most of natural heating and cooling methods to ensure the home is comfortable and running costs are reduced. The main components of passive design are: orientation, spatial zoning, thermal mass, ventilation, insulation, shading and glazing. Taking these into consideration can make a huge difference in how your home performs year-round. Good orientation is most important, taking advantage of the sun’s heat in winter and shutting it out in summer. This alone can drastically reduce the need for heating and cooling.</p>

			<h3>More on … Heating and Cooling</h3>
<p>Did you know that Australian homes are traditionally ‘leaky’ and that draughts can be responsible for up to 25 per cent of your heating and cooling costs? We take this into consideration with our design and building methods to ensure there are no expensive gaps sucking away your hard-earned dollars. Insulation is another important consideration – insulation acts as a barrier that prevents heat passing in and out of a house, keeping a home cooler in summer and maintaining heat in winter. Insulation isn’t just for the roof – you can also insulate your<br />
walls and floor for maximum energy efficiency. Spatial zoning ensures that a home’s temperature stays consistent throughout and avoids<br />
hot or cold pockets as a result of warm or cool air escaping.</p>

			<h3>Designing for your climate and site</h3>
<p>Different sites present different challenges, but the aim should always be to minimise summer sun and maximise winter sun. Air movement and ventilation are two more important considerations with the aim of designing for effective cross-flow of air throughout the building.</p>

			<h3>Sustainable materials</h3>
<p>All materials have an embodied energy – the energy used over their lifecycle, from processing and manufacturing through to product delivery. A poor choice of materials can diminish or cancel out the benefit of all your other sustainable living choices. Also, as previously mentioned, materials should be durable to avoid the cost (to your pocket and to the environment) of replacing them. We try to use sustainably sourced timbers, recycled or locally sourced materials, and low volatile organic compounds (VOC) finishes. Thermal mass is another consideration for materials – this is the material’s ability to absorb and release heat. Bricks and concrete most often give the best results.</p>

			<h3>Glazing</h3>
<p>Windows and glazed doors can be a major leak of heat, in and out. How much glass your home has, and where those windows and doors are situated, can have a huge impact on this and is an important consideration at the planning stage. For a design featuring lots of glass, a popular choice with many, we would recommend double glazing to maintain the advantages passive design.</p>

The aim is to design a home that not only meets your current needs, but can adapt to your changing needs without incurring too much cost.</p>

<p>Communicating ideas accurately can be an incredibly hard thing to do. And when those ideas involve an investment as significant as your new home, you want to know that both you and your designer are understanding each other.</p>
<p>We live in a visual age and we also have amazing technology at hand. These two factors have seen massive changes in the building design industry. At Etchells we’ve embraced this new way of working and believe that it’s of great benefit to our clients.</p>
<p>The days of a large, two dimensional, paper house plan (and your designer trying to talk you through what the various black lines represent) are all but gone. Mind you, we love our architectural drawings, and they’re still our starting point, but they can be tough for a client to understand, let alone to get a feel for what life in their new home will be like.</p>
<p>Just as we try to accurately create the home that’s in your heart and mind, we want you to thoroughly understand what we’re delivering. We do this by giving you accurate yet easily digestible information. Here are some of our strategies.</p>

			<p>We’ve found that these are one of the best visual tools available to convey the overall look of your new home. We create anywhere from six to 12 of these high quality, photo realistic, rendered illustrations of your build, from different angles, showing interiors and exterior. You basically get what looks like an expensive photoshoot of your home … before the foundations have been laid.</p>
<h3>Integrated landscaping</h3>
<p>We like to deliver a full service so we always include integrated landscaping in our renders. These are details that you needn’t go ahead with, but many of our clients do once they’ve seen it. It’s a great way of visualising your build as a finished home, settled into its surroundings, and a way to take advantage of Etchells’ design expertise in all aspects of your home.</p>
<h3>Colour palette</h3>
<p>We also create a palette of colours and wall finishes when producing your renders. These can include a range of cladding options as well as paint colours, taken from a library of paint manufacturers’ swatches. Again, it gives you an accurate indication of what your home can look like upon completion.</p>

			<p>BIMx is a simple and intuitive interface with viewer applications for both Apple and Windows. You can even use it on your smart device. It basically delivers sophisticated 3D models in a form that’s easy for the layman to use and explore.</p>
<p>Our clients love this feature – an easy to use tool that means you can virtually ‘walk’ around your new home. You can even take measurements (maybe you’ve seen a sofa you love!) and if you’re technically inclined, the real-time cutaway function means you can view the construction details within the model.</p>
<p>Most clients find the 3D modelling is simply the best way to get a feel for their new home – the functionality and ‘liveability’ of the spaces within. It’s a really exciting step in the design process. It’s also the best way of insuring you’re absolutely happy with the layout. Changes can be very costly once construction commences, so it’s essential to have a thorough understanding of your design before building starts.</p>
